How the math works

  • Productivity rates — ISSA / BSCAI commercial standards: 3,500 sq ft/hr for carpet, 3,000 for VCT/vinyl, 2,800 for terrazzo/marble, 3,200 for hardwood.
  • Shift multiplier — annual hour scaling: 1.0× for single shift, 1.85× for multi-shift (2), 3.5× for 24-7 federal coverage.
  • SCA wage — pulled from our database of SCA wage determinations for Janitor 11150, the primary occupation for NAICS 561720. National fallback baseline of $15.00/hr + $4.93/hr H&W when county-specific data is unavailable.
  • Supervisory ratio — one supervisor per ten cleaners (rounded up).
  • Comparable awards — percentile band computed across federal awards for NAICS 561720 in the last 24 months (USASpending.gov, n ≥ 5 in your state, falling back to national).
